Most people feel a little awkward when showing their home to potential buyers. 

Our team accompany all viewings for our sellers so you could say that they are the experts. They have put together a few tips to help if you are showing your home yourself.

  1. Always use the front door. If your family use the side, or rear door because it is more convenient for them, consider using the front door for your viewings. You don’t want your viewers to feel silly because they have gone to the wrong door.
  2. If you have a doorbell, make sure it works - don’t leave them out in the cold!
  3. Be nice, but not too friendly - you are not trying to learn everything about each other. Of course, be polite, but treat this as a professional transaction.
  4. Don’t fill in the silences. This is an age-old sales technique. When there is a silence, don’t fill the gap with words, allow the silence to sit. The reason for this? As humans, we tend to find silences awkward and so will waffle to fill it. You may end up overwhelming your viewers with relatively pointless information about the property that they do not need to know. 
  5. Don’t talk about yourself. With respect, they are not there to see you, they are there to see the property. You don’t want them to leave thinking about you at all, but thinking about how lovely your home is.

Let your home leave a lasting impression so that, when they leave, they can be thinking about the offer that they want to make.
