3 Reasons Why Your Online Valuation Could Be Wrong?
If you have completed an online instant valuation before, and was disappointed that the price quoted did not reflect the true value of your home, it is mostly likely down to how a computer algorithm has used the basic data sets to calculate the value. The data used is hard data on your postcode, such as existing sold prices and how many bedrooms you have. The data obviously only tells one story and does not factor in a myriad of other reasons which could make your home more desirable and therefore more valuable.
Here are just 3 reasons why the values could be incorrect -
1. Your homes style and internal alterations/decorations compared to others in your street and area are not taken into consideration when providing a value. Like you as an owner, every property is unique in how it looks and feels, which is a key part in calculating out a more accurate valuation.
2. If you live in a desirable, well sought after location, the value can be hugely affected as properties in desirable areas tend to be short in supply which when they come to the market they are snapped up very quickly and buyers are willing to pay more than the identical property the other side of town.
Every town or city has these highly desirable areas and we always have people registered with us specifically waiting for certain roads to become available before they will move. But because the areas or roads as so popular, property rarely becomes available so there is also less historic hard data that can be used to calculate a value making the valuation less accurate.
3. No two properties are exactly the same, for example even in a road of what looks like identical 1930's semi's the price can vary hugely due to improvements such as extensions, loft conversions, garden size, South facing gardens etc......the long list of potential improvements makes it impossible for a computer to give 100% accuracy as there are too many variants.
So although an online valuation can be a quick and easy guide to the value of your home, it should not be relied upon when making decisions about your next property move.
