How are you supposed to determine the best estate agent to sell your property? Cheapest fee? Highest valuation?

So you have decided to move, and by now maybe even had a few valuation appointments. How are you supposed to determine the best estate agent to sell your property?

Cheapest fee?

Highest valuation?

Not usually the best comparable to chose between when engaging with a professional to help you to sell the most valuable asset that you own!

Why would you try to cut costs or corners when going through such a major life experience? 

In the grand scheme of things, saving £200 on an agent's fee will pale into insignificance when negotiating an offer or selecting a solicitor. And you don’t want to scrimp on choosing a professional to help you with the most significant transaction of your life.

It is recommended that you have more than one valuation so that you can take an average of the prices that you are given. Each agent will have a different market viewpoint and will interpret the comparable evidence differently. Ultimately, it is their opinion of what they think they can sell your home for.

An agent with a cash buyer waiting for a home just like yours is likely to think they can get higher offers than an agent who has never sold a home like yours before.

So take the information that each agent gives you and judge what the market value of the property is. 

Then, separately, look at the proposal that you receive from each agent. 

What will they do for you? How will they market the property? How will they maximise the exposure to get you the highest offers? Will they accompany the viewings for you? Will they stage the property for the photoshoot?


Which agent has the best coverage?

Do they have a strategy in place for how they get the best offers, or will they put your property onto the websites and wait for viewers to call?

Which will you be able to work with? 

Who do you want to work with?

You are essentially going to be working together for months - you need to get on, feel confident in their ability and trust that they are doing the best job they can for you.

Once you know who you want to work with, you can discuss the other valuation prices you received and decide on the marketing price.
